Why some apartments in Fontanu Namai are classified as suites of rooms?
Fontanu Namai are built in the portion of the land plot with commercial purpose, following applicable legal and regulatory acts buildings may be erected in such territories, however, at least 51% of the premises must have commercial purpose (apartments and suites of rooms are planned in the building called Guesthouse). It is a formal requirement which we have to meet, it causes no inconveniencies or restrictions to residents. Apartments are classified as commercial premises.
Whether it is allowed declaring the place of residence in suites of rooms?
Yes, Vilnius City Municipality allows declaring the place of residence in suites of rooms. When the place of residence is declared, children may be registered at pre-schools and schools of the Vilnius city.
Whether real estate taxes are applicable to suites of rooms?
No, real estate taxes are not applicable to suites of rooms when their value does not exceed 220,000€ (there are no such suites of rooms in the housing estate Fontanu Namai) and the buyer declares the place of residence here.
What is the difference between a suite of rooms and a residential housing?
Quality parameters of suites of rooms have no differences comparing to apartments. They are absolutely identical.
Is it possible to change the purpose of the housing from suites of rooms to residential?
Currently it is not possible to change the purpose of use. Housing estate Fontanu Namai is built in the land plot where it is possible to build buildings with commercial purpose where at least 51% premises must have commercial purpose. A share of premises in the building C are classified as commercial premises – suites of rooms.
Whether a preferential VAT tariff will be applied by Vilniaus Energija to heating?
Following clarification of Vilniaus Energija, if a resident declares the place of residence at suites of rooms, a preferential VAT tariff (9%) shall be applicable to heating.
Is it possible to lease suites of rooms?
Yes, suites of rooms may be leased.
Whether bank establishments grant credits for acquisition of such a housing?
Yes, banks finance up to 85% of the value of the housing/suite of rooms.
